Description: This is a very good small stock farm in a highly rated area of the Aberdeen district.
Rainfall: Aprox: 200-250ml p/annum

Topography:
60% of the property is fairly flat while the rest consists of undulating hillsides with several extremely valuable and well defined Acacia riverine areas (Doringleegtes)
The terrain rises gently and there are no signs of erosion.

Vegetation:
The property lies in the Karroid Broken Veld belt
The vegetation changes with the topography. On the Eastern side of the farm the terrain is flatter and the vegetation here includes dwarf scrubs like limeum aetiopicum (Koggelmandervoetkaroo, Nenax Microphylla (daggapit) and various species of Pentzia and Hermania.The soil is not as deep here ,but the veld cover is very good in most areas. A portion of the property was hit by a severe hailstorm and is in a state of recovery
There are also very dense and healthy stands of Rhigozum obovatum (Geel Granaat)
This is very palatable veldt and despite the dry condition the stock is in a very good condition.
The rest of the property consists of soft undulating hills with a variety of Karoo stunted trees including Pruimboom, Witgatboom, and Noem-noem. The Pruimbome (Karoo Wild plum trees) have not been over utilized and the umbrella shapes are healthy.
The riverine areas include healthy stands of Bloubuffel and Rooibuffel grass (Cenchus ciliaris) The Acacia belts are wide and act as very good pantries in dry seasons.
There are also stands of Rivier ganna and Rooilit ganna in the lower reaches of the river areas. All these plants carry a high palatability score.

Improvements:
There is no homestead, but there are two labourer’s cottages and a shearing shed on the farm.
The property has been divided into seven camps, each with its own watering point.
Water is supplied from 4 windmills and one solar pump which distribute the water to various troughs and cement dams. The quality of the water is good and the windmills are fitted with M&T plastic pipes .The water lies at a depth of approx.33m
The owner is very meticulous and the windmills are in excellent working condition. The water is adequate for stock purposes. There are a number (aprox.7) of earth dams that add to the veld water supply during the rainy season.

Fencing:
The boundary fences are all jackal proof and in a fairly good condition. The internal fences are all stock proof. Some of the boundary fences are in need of maintenance but are generally in a good condition.
There are two sets of kraal including a round dip tank and cemented collection area. The property also has two goat sheds.
There is a vast network of roads including one around the boundary, which makes the farm very accessible.

General Observations.
1. This is a very healthy small stock farm with no signs of Heartwater .The animal husbandry programme would involve tick control which can be done effectively with Pour –On depending on the small stock breed. The dip tank for dipping goats is very neat and efficient.
2. The overheads are very low and it is possible to run approx 900 small stock with only one laborer.
3. The farm is very safe .It lies off the main dirt road and has no history of stock theft or crime. There are no land claims on the farm.
4. The infrastructure to farm small stock (kraals, dip tank, fences, water supply) is in a good condition and would require only maintenance capital.
5. This is an above average farm priced very reasonably. The seller is willing to consider a bond to approved buyers.
6. Although this property has been utilized as a small stock farm it would serve equally well as a game farm because the plant diversity caters for small stock and game. There are plenty of kudu and above normal number of steenbok and duikers on the farm.
7. The sale includes a number of springbok: Aprox. 100
8. Properties of this quality don’t come into the market often. Reason for selling: The owner wishes to retire.
