Position:

20 km West of Willowmore at the foot of the Swartberg Mountain range. The farm lies more or less at the end of a proclaimed road which is very well monitored .There is an access gate at the start of the road and only local property owners have keys to the road.

Description:

This property lies at the Northern foothills of the Swartberg Mountain range and falls between the Karoo and Southern Cape vegetation types.
The veldt cover is particularly good despite a fairly dry year and the condition of the game is excellent.

The farm varies well and consists of undulating hillsides that form interesting kloofs and deep gulleys. There are several streams from the mountains with fountains and thickets of Acacia.

The vegetation varies quite a bit and includes certain sweet palatable grasses e.g. Blue Buffalo and Rooi gras on the plateaux and suurpol on the Southern aspects as well as Karoo and Acacias on the Northern aspects. There are prominent stands of Ferox Aloes and Karoo scrub on the Northern aspects.

Improvements:

The farm has been enclosed by a 2, 4 m game fence which was well constructed and is in good condition. The length of the boundary fence is approx: 18 km

There are 3 solar pumps supplying water for the homestead and for game. The quality of the water is good and has a slightly iron taste. There is a registered servitude with one neighbour for water from a borehole.

The owner has developed natural drinking spots for the game and during the rainy season there is a strong fountain supplying water in one of the rivers.

The homestead:

An A- Framed thatched homestead is very well equipped to accommodate 2-4 people .There is a very well equipped bathroom with shower and bath, a well equipped kitchen with gas stove and deep fridge. The sleeping den is on a mezzanine platform .There is space for either a small dining/lounge area or a second bedroom. The cottage is enclosed by a poled fence and is surrounded by a stunning lawn and big Acacia trees. There is also a small (_+ 2h) camp next to the cottage where the owner anticipated rearing sable antelope. This enclosure could serve well as a boma for capturing or resting newly captured game while acclimatising.

General comment

1) This is a well developed property very, suitable as a lock-up–and-go concern.
2) It is very safe –given the fact that it is enclosed by high fences and only one neighbour, who only visits his property once every 3 months since he lives in Johannesburg, has a key to cross the farm.
3) The access road from Willowmore is also monitored by a gate and key.
4) The road to the property -20 from the national road is well maintained
5) The farm has many roads crisscrossing it so access to all points of the property is easy. The perimeter fence has a road so maintaining the fence will be easy
6) The water supply on the property is good and the solar pumps are as good as new.
7) The condition of the homestead is good and the facilities are well developed.
8) The property is very well priced given the improvements and the loose assets including the game which form part of the sale.
9) At the moment there is a member of staff living on the property who supervises the game. It may be possible to come to some agreement with him regarding staying there, but there are no obligations from the seller to continue this arrangement should he not wish to do so.
